Design – You will be living with your conservatory for many years, so it’s important that the design fulfils all of your expectations. And it will as our designers are good listeners and always put our customers’ needs first. To get a head start on things, take some photographs and measurements at the intended site for the conservatory and pass them on to us.

Survey – We will conduct a thorough survey at your home to help us perfect the conservatory design prior to the installation taking place.

Planning Permission – Some conservatories can be built without planning permission and others need it. All planning obligations will be taken care of on your behalf and we will handle all the paperwork involved, including submitting it to your local planning department.

Installation – Unlike some companies, Balhousie offers a complete installation service; we literally take care of everything to do with the installation. We will dig the foundations, build the base of the extension, construct the dwarf walls, erect the frames and roof, and fit the glazing. Throughout the installation you will be kept informed of how work is progressing.

Build Process – We strive to build our conservatories without any complications. Our tried and tested building process is continuously praised by householders as they love how little disruption we cause at their homes and just get on with the job at hand. Finishing – You can incorporate a whole host of finishing touches into your new conservatory and the flooring, plastering and electricals need to be on point too. Whatever finishing touches you have in mind, we will account for them in the design. At the completion of the project, we will also give the extension a good clean and leave it looking immaculate.

Since it was first developed, UPVC, or to give it its full name, unplasticized polyvinyl chloride, has been used for the manufacture of conservatories as it completely weather-resistant, durable and thermally efficient. Its use resolved the problem of conservatories becoming uninhabitable at certain times of the year as conditions outside will have very little effect on the internal feel of a UPVC conservatory – winter or summer, you’re guaranteed the utmost comfort.

If you like the idea of including a door solution in your conservatory that gives you a passage outside but you only have a small amount of wall space to accommodate it, a single door is well worth considering. At your choosing, this single door can fold, slide or swing open. It’s certain to be in constant use when the weather permits some outdoor living.

Being able to watch the skies above unobscured when lounging in your conservatory gives you such an air of calmness and helps you to switch off from the world. A glass roof is the only roof covering that can ensure you enjoy that sort of luxury and in relative peace and quiet too as it can nullify the noise caused by heavy rainfall and hail. It has a very slight tint to it and the presence of this tint is there to stop the hot rays of the sun from causing the extension to overheat. To eliminate the need for future cleaning, specify that your glass roof contains self-cleaning glass as it will look after itself.

Colour options for UPVC conservatories used to be few and far between but now you can have them supplied in all sorts of weird and wonderful finishes. White and Black coloured UPVC conservatories remains our biggest sellers, however, there’s a growing audience for UPVC conservatories finished in Chartwell Green, Grey, Irish Oak and Cream.

There are far too many potential finishing touches for conservatories to list here but they could encompass anything from installing underfloor heating to inserting French, patio or bi-folding doors into the design. Balhousie can also give you access to a range of televisions and entertainment systems if you’re planning to use your conservatory as place for settling down to watch your favourite shows or listening to your favourite tunes.

Some single story extensions can be built without planning permission and others need it.  If your house is a flat; or if you also use your house for business purposes (for example an office, guest house or bed and breakfast); or if the extension comprises a porch; or if the development is anything other than a single storey,ground floor extension, DO NOT USE THIS CHECKLIST.

If you answer YES to ANY of the following questions you NEED PLANNING PERMISSION.  If you have answered NO to ALL these questions you should not require planning permission

• Is your house in a Conservation Area? A list of Conservation areas can be found at http://www.pkc.gov.uk/conservationareas
• Will any part of the development be forward of a wall forming part of the principal elevation or side elevation,
  where that elevation fronts a road?
• Will any part of the development would be within 1 metre of the boundary of the curtilage of the house and will it extend beyond the line of the wall forming part of the rear elevation that is nearest to that boundary by more than:
  • (i) 3 metres in the case of a terraced house; or
  • (ii) 4 metres in any other case?
• Will the eaves height of the development exceed 3 metres?
• Will the height of any part of the development exceed 4 metres?
• Will the area of ground covered by the house (as extended) be more than twice the area of ground covered by the original house?
• Will the area of ground covered by the resulting development within the front or rear curtilage of the house (excluding the original house and any hard surface or decking area) exceed 50% of the area of the front or rear curtilage respectively (again excluding the ground area of the original house and any hard surface or decking)?
• Have ‘permitted development’ rights been removed? You will need to check the original planning permission for the development. Permissions from 2007 onwards can be found on Public Access. Use the map search to find your plot. Please be aware that the map function on public access is not available when using tablets or mobile phones.
