To be able to replace and upgrade your existing roof, the new roof has to comply with building regulations. The UltraRoof is one of very few replacement roofing systems to be approved by LABC (Local Authority Building Control) and it therefore satisfies building regulations in most situations. Should building regulations approval still be required, Balhousie will help to obtain it and assist with the relevant paperwork.

LABC look at the UltraRoof so favourably because they recognise that it has been specifically made to comply with the necessary laws and can work effectively when incorporated into all types of conservatory. It is incomparable to any other replacement roof.

There shouldn’t be a signal sign of the weather inside of your extension – it should be kept firmly outside. All you should feel when you walk into your extension is cosiness in winter or coolness in summer. That is unlikely to be the case if your extension has an outdated roofing system that no longer delivers the standard of thermal efficiency that conservatories need to remain useful.

Thermal efficiency was at the forefront of the minds of the people that designed the UltraRoof and this explains why it has a U-value of only 0.16 W/m²K – one of the lowest U-values of any replacement roof. The large rectangular glazed sections in the UltraRoof also play a role in keeping a conservatory insulated.

What you see to the right aren’t real slates. They’re actually polymer slates, but they look exactly like the real thing as have the same peaks and plateaux’s found in traditional slate and have been finished in traditional slate colours – the three slate colours available are carbon grey, terra brick (red), and harvest brown.

You have to add ridge caps to the UltraRoof and we have a choice of two ridge caps on offer – an ‘armadillo’ style ridge cap and smooth aluminium ridge cap. Base your choice of slate colour on the colour of the slates incorporated into the roof of your house and any coloured tint added to the glass within the conservatory design.

The UltraRoof is one of very few replacement roofing systems to include glass and you can stipulate what type of glass you want added. Our high performance glasses help the UltraRoof to deliver like it does and you should judge your choice of glass based on the following:

Tint – There is a slight tint in each glass and the tint makes an essential contribution to the ambience generated by the roof.

U-Value – A U-value highlights the insulation offered by a product – a low U-value indicates good insulation.

Solar Heat Reflection – You don’t want your conservatory to be too overly exposed to the sun and need suitable solar heat reflection.

Light Transmission – Light transmission refers to the amount of light that gets into the extension.

Some single story extensions can be built without planning permission and others need it.  If your house is a flat; or if you also use your house for business purposes (for example an office, guest house or bed and breakfast); or if the extension comprises a porch; or if the development is anything other than a single storey,ground floor extension, DO NOT USE THIS CHECKLIST.

If you answer YES to ANY of the following questions you NEED PLANNING PERMISSION.  If you have answered NO to ALL these questions you should not require planning permission

• Is your house in a Conservation Area? A list of Conservation areas can be found at http://www.pkc.gov.uk/conservationareas
• Will any part of the development be forward of a wall forming part of the principal elevation or side elevation,
  where that elevation fronts a road?
• Will any part of the development would be within 1 metre of the boundary of the curtilage of the house and will it extend beyond the line of the wall forming part of the rear elevation that is nearest to that boundary by more than:
  • (i) 3 metres in the case of a terraced house; or
  • (ii) 4 metres in any other case?
• Will the eaves height of the development exceed 3 metres?
• Will the height of any part of the development exceed 4 metres?
• Will the area of ground covered by the house (as extended) be more than twice the area of ground covered by the original house?
• Will the area of ground covered by the resulting development within the front or rear curtilage of the house (excluding the original house and any hard surface or decking area) exceed 50% of the area of the front or rear curtilage respectively (again excluding the ground area of the original house and any hard surface or decking)?
• Have ‘permitted development’ rights been removed? You will need to check the original planning permission for the development. Permissions from 2007 onwards can be found on Public Access. Use the map search to find your plot. Please be aware that the map function on public access is not available when using tablets or mobile phones.
